Wasatch Property Management (WPM) was founded in 1988 with the goal of creating world-class communities for our residents. Our commitment to innovation and premium experiences led us to develop some of the industry’s most proactive initiatives, including the three-hour service request and the three-day apartment turn.  All our communities are managed with the utmost care and responsibility.  Residents enjoy perfectly manicured properties, some of the best amenities available and a luxurious lifestyle.

WPM currently manages over 70 apartment communities with 17,000 units across five western states – California, Utah, Arizona, Colorado, and Washington. Our properties range in size from 68 units to over 600 units encompassing Class “A” through Class “B” apartment communities. In addition to operating conventional market-rate communities, WPM has extensive experience in managing tax-exempt bond and affordable housing assets.

Leadership

President

Janae Jarvis

Janae Jarvis is the Regional Vice President for Wasatch Property Management and is responsible for operations of the Utah, Colorado and Washington Residential Portfolio, comprising 30 communities, totaling 7,098 units and over 185 employees with an annual budget of $62 million. This portfolio increased NOI by 7 percent, comprising of $3.7 million dollars from 2014 to 2015.

With over 23 years of experience in the multi-family industry, Ms. Jarvis joined Wasatch in November 1999. She has served as President of the Utah Apartment Association, along with several board positions and on the National Apartment Association Board. She holds a Housing Credit Certified Professional (HCCP) designation and the Certified Property Manager® (CPM) designation.

Chief Financial Officer

Scott Stettler

Scott Stettler is the Chief Financial Officer of Wasatch Property Management, Inc., and oversees the company’s financial accounting, forecasting, and reporting functions. He works conjointly with the Wasatch Group finance team, and acquisitions and dispositions team, to manage all finance and accounting aspects for Wasatch’s $2 billion multi-family real estate portfolio, including Wasatch’s multifamily real estate management company, and several venture companies under the management company’s ownership umbrella.

For eight years before joining Wasatch in 2004, Mr. Stettler specialized in corporate tax with Washington Group International, Inc.; internal audit and corporate tax for Albertson’s, Inc.; and partnership tax, financial statement compilations, and reviews for a public accounting firm in Boise, Idaho.

Mr. Stettler received a Bachelor’s degree in Accounting from Boise State University in 1998, and is a licensed Certified Public Accountant (CPA) and Chartered Global Management Accountant™ (CGMA®). He also currently serves as President on the Board of Directors for the Community Abuse Prevention Services Agency (CAPSA), a nonprofit organization located in Cache Valley, Utah.

VP of Capitals

Kory Smith

Kory Smith is the Vice President of Capital Improvements and oversees annual capital expenditures between $10 to $20 million, leading out in forecasting, budgeting, and aiding in planning and design review. He directs contract negotiations on all capital expenditures and national purchasing contracts. With his background in accounting, he oversees the accounting for all residential capital projects including job costing specific projects, loan draws, and reporting.

Mr. Smith has been involved in Capitals since 2004. After joining Wasatch in January 1999, he worked in Accounting before moving into the Capitals department. He and his team have successfully completed multiple multi-family property renovations throughout the West. In addition to renovations, he aided in the due diligence, underwriting, and acquisitions of 18 to 20 residential properties and seen the company grow from 10,000 units to over 17,000. More recently, the Capitals department assisted in several new construction projects ranging from residential homes and cabins to light commercial buildings.

Mr. Smith has a BS in Accounting from Utah State University.

Lisa Levanger

Lisa Levanger is the Vice President of Human Resources for Wasatch Property Management, Inc. since May 2010. She is responsible for Wasatch’s companywide HR strategy and execution.

After graduating from Utah State University in 2003, she joined Wasatch, serving in several positions within the HR department prior to her current role as Vice President. In 2013 Ms. Levanger took on managing the human resource functions of REAL Salt Lake and Broadway Media.

Ms. Levanger received a bachelor’s in Management and Human Resources from Utah State University, and earned the Professional in Human Resources (PHR) certification in 2007.

Daniel Lewis

As a controller for Wasatch Property Management, Inc., Daniel Lewis oversees the accounting department operations for Wasatch multifamily real estate.

He joined Wasatch in June 2009 as a Staff and Tax Accountant for Wasatch Acquisitions and Capital, Inc. until accepting a Staff Accountant position with WPM in January 2011. In January 2013, he became WPM’s Vice President of Accounting and Financial Reporting. He then became Controller in March 2016.

In his current position, Mr. Lewis prepares monthly, quarterly, and annual financial statements for investors, lenders, company management, and other stakeholders. He also coordinates and assists in preparing annual budgets, forecasts, and cash planning for all Wasatch’s multifamily properties and parent/subsidiary entities. He provides additional financial analyses for capital projects, investments, contract negotiations, and company operations. He provides information for annual audits, and assists the Wasatch Group finance team in monitoring debt levels, compliance with debt covenants, and lender compliance.

Mr. Lewis graduated from the Huntsman School of Business at Utah State University with a BS in Accounting and minor in Economics.

Senior Vice President

Patrick Morse

Patrick Morse began his career in residential management in 1999 and joined Wasatch Property Management in 2000 as a property manager. As a regional manager, he oversees nine communities, consisting of 64 employees and a combined annual revenue exceeding $27 million.
In addition to his residential management experience, Mr. Morse has 17 years of sales and training experience. He obtained the Specialist in Housing Credit Management (SHCM) certification, has an active real estate license in the State of Utah, and is currently pursuing the Certified Property Manager® (CPM) accreditation. He is an active board member of the Utah Apartment Association.
After graduating from Utah State University in 2003, she joined Wasatch, serving in several positions within the HR department prior to her current role as Vice President. In 2013 Ms. Levanger took on managing the human resource functions of REAL Salt Lake and Broadway Media.

Senior Vice President

James Johnson

As Regional Manager, James Johnson oversees and manages the day-to-day site operations for six Wasatch residential properties with 1,611 units and 46 employees. He gives particular attention to budgets, employees, tenant relations and concerns, and capital projects.
Before joining Wasatch Property Management in 2010, Mr. Johnson worked as a recruiter and team leader for Covergys™, a Fortune 500 company, since 2008, where he also managed 20 phone agents. During that time, he helped launch the commercial customer service team for Comcast™.

Mr. Johnson brought detailed-oriented customer service expertise to Wasatch Property Management when he joined as a leasing agent and financial manager in 2010. His experience at the European Collection—three large residential properties in the Salt Lake City, Utah, metro area brought financial stability and growth during these properties’ initial years. Mr. Johnson went on to serve as Financial Manager at The Falls at Riverwoods Apartments in Logan, Utah, and Property Manager at Devonshire Court and Four Seasons Apartments in North Logan, Utah. Over the years, he assisted in multiple successful lease ups for several Wasatch properties. His leadership with the Four Seasons Apartments placed the property on the ORA Power Rankings each year from 2015 to 2018. Since accepting the Area Leader Northern Utah and Regional Manager position in January 2018, he is involved in the development and lease up of additional units in The Falls at Riverwoods and Four Season Apartments.

Mr. Johnson received an Accredited Residential Manager® (ARM) certification from the Institute of Real Estate Management® (IREM), and a Bachelor’s Degree from Utah State University in Public Relations and a minor in Human Resources and Business Management.

Brittany Stewart

Brittany Stewart began a career in property management in 2002 as a part-time leasing agent with Wasatch Property Management. She served as Financial Manager for several other Wasatch communities for several years until accepting a property manager position at Promontory Point Apartments in Sandy, Utah. After a brief hiatus, Ms. Stewart returned to Wasatch in 2011 to manage Providence Place Apartments during its lease-up phase. She since participated in several other affordable/tax credit lease-ups for Wasatch. Ms. Stewart became the Salt Lake Regional Manager for Wasatch’s tax credit communities in early 2019 and oversees 10 communities with a total of 1,908 units.

Ms. Stewart possesses an Accredited Residential Manager (ARM) designation and a bachelor’s degree from Arizona State University in Music Performance Violin.

Kitty Callaghan

With over 25 years of marketing and education experience, Kitty Callaghan began her career as a leasing agent and later ascended to management. Her development background and experience with market research, product repositioning, branding, multimedia advertising, and online marketing strategies for diverse markets has allowed her to successfully create and implement innovative marketing plans for new products, stabilized communities, and properties under renovation. She joined Wasatch in 2008 and continues to employ her expertise to generate fresh ideas in the growing and changing multi-family industry.
Kitty has served on the Board of Directors for the San Diego County Apartment Association, where she chaired the Education Committee and is a certified instructor through the National Apartment Association facilitating CALP, CAM and CAPS designation courses. She holds a California Real Estate License and has earned the Certified Property Manager® designation through the Institute of Real Estate Management.

Rikki Hemsley

Rikki Hemsley is the Director of Talent Acquisition and Development in the Wasatch Group. Ms. Hemsley focuses on seeking out strong talent to augment Wasatch’s bench strength, and develop employee talent within the company to ensure optimal opportunity for growth and success. She also assures Wasatch’s viable and all-encompassing culture remains strong while cultivating purpose for each employee from hire to retire.

Ms. Hemsley started in the property management industry in 1999, and joined Wasatch Property Management in January 2005 as a financial manager. After two weeks, she became a property manager for Wasatch’s Promontory Point Apartments in Sandy, Utah. In 2006, she managed the 348-unit Broadmoor Village Apartments in West Jordan, Utah. In 2008, she was the first property manager for Wasatch’s newly constructed 390-unit community, San Moritz Apartments, a part of the European Collection in Midvale, Utah. She soon became an Area Leader, overseeing five communities with over 1,500 units. She also served as a PEER Ambassador, promoting employee growth with in-person training for employees and ensuring new hires had all opportunities, tools, and resources for growth within the company. In 2016, she accepted the newly created Director of Talent Acquisition and Development position. “I pride myself in the work that I do by practicing honest business ethics,” she professes. “I feel empowered to inspire and lead others to success.”

Ms. Hemsley is an Accredited Residential Manager® (ARM) through the Institute of Real Estate Management® (IREM), and holds a Certified Apartment Manager® (CAM) designation. She studied public speaking and communications through the Dale Carnegie Training Program in 2005.

Emory Rainey

Emory Rainey is one of Wasatch Property Management’s Area Leaders of Utah, and oversees a total of 5 properties and 1,500 units in the Salt Lake Region.

With over 10 years of experience in property management, Mr. Rainey originally started with Wasatch Property Management as a Leasing Consultant. He was quickly promoted to Community Manager and has since overseen four new lease-up communities, and managed a total of six properties for Wasatch. Mr. Rainey will complete his CPM accreditation with the Institute of Real Estate Management (IREM) in 2021.
